Home / How we buy
Most buyers promise top dollar, drag out your sale for months, then walk away. We won't be your highest offer. We'll be the one that closes. Here is exactly how you sell commercial property to us.
Good Harbor is a Boston company that buys commercial buildings directly from their owners: flex industrial, small-bay warehouse and neighborhood retail. We buy as-is, with our own money, and we run every building ourselves after closing. No broker needed, no listing, no showings.
We've sold buildings too. We know how it feels to gamble on a buyer who doesn't keep their word. Here is what you get from us, and the problem each promise solves.
We show you our money before you sign.
Some buyers say the money is lined up, then go looking for it.
Within 10 business days of you signing our offer, our deposit is non-refundable.
Some buyers tie up your building for 60 to 90 days, then walk.
We don't talk to a single tenant until our deposit is locked in.
Some buyers call your tenants, talk about raising rents, then disappear.
No games at the end. If something changes the price, you see why, in writing, and you decide.
Some buyers show up the last week with a repair list and a lower number.
We won't be your highest offer. We'll be the one that closes. Some buyers promise top dollar and never close.
Our own funds and investors who are already committed. We don't sign a contract and then go raise the money.
Yes. A recent bank statement or a letter from our bank, before you sign anything.
We name the lender in the letter of intent, and it is a bank we have closed with before.
Yes. Once the deposit goes non-refundable, our financing is our problem, not yours.
It depends on the size of the deal. The amount is in our offer, in writing, and it goes non-refundable 10 business days after you sign. Days, not months.
The leases, title, an environmental report and the building. The list is in the letter of intent, and we don't plan on extensions.
Our recent purchases are on this page, under Properties we bought, each with its address. Ask us about any of them.
We don't promise a price will never change, because due diligence can turn up things nobody knew. When a price did change, the seller saw why, in writing, before deciding.
Yes. Ask, and we give you the names and phone numbers of owners who sold to us.
Not until the deposit is non-refundable, and only with your OK. Your tenants won't hear about a sale from a buyer who might walk.
No. A Good Harbor company signs the contract and closes on it. We don't flip contracts.
A short list, in writing: a failed environmental report, a title problem that can't be fixed, or leases that don't match what we were shown.
Three kinds of property, vacant to full, bought as-is. If yours is close but not quite, send it anyway.
Office in front, warehouse behind.
Many small suites, each with its own door.
A strip center or box on a busy road.
Size: most of what we buy is 20,000 to 120,000 square feet · Markets: New England, the Carolinas, the Chicago area and Georgia
My wife told me that if anything happened to me, she'd have no idea what to do with the building. That stuck with me. Good Harbor took it as it was, old roof and below-market leases included. Their deposit went hard in 10 business days, and now she never has to figure it out.
I built my building in 1980, and I've seen every kind of buyer. The last one strung me along for months and never closed. Good Harbor told me their number, put real money at risk in two weeks, and did exactly what they said. That's rarer than it should be.
Every buyer told me the money was lined up. Good Harbor was the only one who showed me before I signed. After that, I stopped worrying about whether the deal would close and started planning what I'd do next.
Some of my tenants have been with me for over 15 years, and I wasn't going to let a buyer scare them off and then walk away. Good Harbor didn't talk to a single tenant until their deposit was locked in. My tenants stayed, and the sale closed.
I'd been retraded before. A buyer waited until the last week, then showed up with a repair list and a lower number. Good Harbor closed at the price in the contract. No surprises at the end, and no games.
Buildings like yours: part empty, tired, or simply time to sell. Each owner had a reason, and none had to fix anything first.

Selling your building closes one chapter. We want the next one to be the best of your life. If it helps, we can introduce you to people we trust. They work for you, not for us. Already have your own advisors? Even better. We work with them, no issues.
Make sure the money you made goes to the people you love. We can put you in touch with an expert in legacy planning who works alongside your CPA.
Pay the lowest tax legally possible. We can connect you with a tax strategist, and your CPA gives the final word.
Having the money and the time means little without your health. If you want it, we can point you to the longevity clinic we know for a full day of scans and blood work.
Send the address. You get a straight answer on whether your building fits, and a written offer if it does.
